In the GTA chimney leaks show up most in March and April, when snow packed against the chimney melts during the day and freezes again at night. Water finds the cracked crown, the flashing that lifted, or the mortar joint that opened up over the winter, and it shows up on a ceiling or in the firebox.
We look at all four entry points — crown, flashing, cap and brick — and photograph the one letting water in. Crowns are resealed or recast, flashing is reset or replaced with counter-flashing cut into the mortar joints, and the repair is priced before we start.
