Level 1 — the routine check
This is the inspection most people need every year or so on a system that has not changed. The inspector checks the firebox or stove, the damper, the chimney from outside, the cap, crown and flashing, and the clearances that can be seen without tools. If nothing has changed and you burn regularly, Level 1 is normally enough.
Level 2 — when something has changed
A Level 2 goes further into accessible areas such as the attic, basement and crawl spaces around the chimney, and normally includes a video scan of the inside of the flue. The guidelines most inspectors follow call for Level 2 when a property is sold, after a chimney fire or a severe storm, or when you change the appliance, the fuel, or the size of the flue.
- Buying or selling a home
- After a chimney fire or lightning strike
- Switching from an open fireplace to a wood stove or insert
- A furnace or water heater changed and now vents differently
Level 3 — rarely needed
Level 3 means removing parts of the building or chimney to see hidden areas. It is only done when a Level 2 finds a serious problem that cannot be judged without opening things up.
What our visits cost
A chimney or fireplace inspection visit is $69 plus HST and is credited toward any repair we do. A WETT inspection with a written report is $65 plus HST. If a camera scan is needed, the price is confirmed with you before it is done.
